JTC launches tender for 3 industrial sites | CommercialGuru Singapore

The last three industrial plots under the confirmed list of the 2H2012 Industrial Government Land Sales (IGLS) programme have been released for public tender by the government’s industrial landlord JTC Corporation. The first plot is located in Ubi Avenue 4 and zoned for Business 1 use, or for light and clean industries, reported The Business Times . On the other hand, the two other sites at Tuas South Avenue 10 and Tuas South Street 8 sites are zoned for Business 2 development or for heavier industrial use. According to analysts, the Ubi Avenue 4 site is favourable given its location as well as fair proximity to the Tai Seng and MacPherson MRT stations. Offered on a 30-year lease term, the 0.35ha site has a maximum permissible gross plot ratio (GPR) of 2.5. The site is expected to receive five to 10 bids ranging from S$110 psf ppr to S$160 psf ppr.
